Know Your Credit Score

Your credit score is the foundation of your mortgage journey. Most conventional loans require a minimum of 620, but FHA loans can go as low as 580 — and sometimes lower with the right lender.

Understand Your Budget

Before you fall in love with a house, you need to know what you can comfortably afford. The goal isn't just to qualify — it's to find a payment that fits your life without stretching you thin.

Your housing payment should be no more than 28–31% of gross income
Factor in property taxes, insurance, and HOA fees
Keep 3–6 months of expenses in savings after closing

Get Pre-Approved

A pre-approval letter is your golden ticket. It tells sellers you're serious, shows agents you're ready, and gives you a clear budget. This is the step that separates dreamers from buyers.

Gather your last 2 years of tax returns and W-2s
Have 2 months of bank statements ready
Know your employment history for the past 2 years

Find Your Home

Now the fun part! Work with a real estate agent to find homes in your price range. Don't rush this step — your home should feel right, not just look right on paper.

Make a list of must-haves vs. nice-to-haves
Research neighborhoods, schools, and commute times
Attend open houses to get a feel for the market
Trust your gut — but also trust the numbers

Make an Offer & Go Under Contract

When you find the right home, your agent will help you make a competitive offer. Once accepted, you're officially under contract — and the clock starts ticking on your closing timeline.

Your pre-approval letter will be submitted with your offer
Earnest money (typically 1–2%) shows you're serious
Inspection period is your chance to negotiate repairs
Don't make any large purchases or change jobs during this time

I'll be working behind the scenes on your loan from day one of contract.

Close & Get Your Keys

Closing day is the finish line — and it's one of the best days of your life. You'll sign your final documents, pay your closing costs, and walk away with the keys to your new home.

Review your Closing Disclosure carefully 3 days before closing
Bring a valid photo ID and certified funds for closing costs
Do a final walkthrough of the home the day before
Celebrate — you earned this!
